Every time a buyer or seller is represented, situations arise and have to be dealt with in a timely fashion. It is one thing to read text books and quite another to have to apply lessons learned in actual transactions.
Sometimes, rarely I might add, a transaction goes through with out a hitch. More often, situations come up and they have to be dealt with quickly so that the sale reaches the closing table according to the terms of the contract.
