Buyer’s Information
Before gathering information about purchasing property, you have to identify (or label) what type of buyer you are. One size does not fit all. Just because you are considering buying property, you can not be lumped in with every type of buyer. The information you need has to be relevant to you and your situation.
Buyers fall into several categories.
First Time Homebuyers – If you have never owned property and are new to the process, your needs are specific. You are entering what may seem like a foreign country. The language used does have it roots in English, but the terminology does not always mean what it appears to mean. In the real estate world, there is a big difference between client and customer. A first time home buyer needs a guide to assist them in getting from the desire to purchase to actual home ownership smoothly. If you are a first time home buyer, you will be best served by clicking FIRST TIME BUYERS and going to the area that has information specifically prepared for you.
Previously Owned A Home – If you have owned a home in the past and are considering buying again, some things may have changed. It is not like riding a bike. Laws in every jurisdiction change over time and if you owned in a different location, the laws may not be the same in your new location. Just because you have owned in the past, you can not assume anything about this transaction. You may be familiar with the terminology used, but the real estate environment has changed considerably in the past few years. A returning home buyer needs a guide to assist them in moving through the transaction process smoothly and comfortably. If you are returning to the home ownership market, you will be best served by clicking PREVIOUSLY OWNED A HOME and going to the area that has information specifically prepared for you.
Selling A Home and Buying Another Home – If you currently own a home and are planning to sell it and purchase another home, you certainly have different challenges ahead. In some cases, you will need to be sure that the sale of your home and the purchase of your new home coincide. You will need information regarding moving and/or storage. Your transaction will require diplomacy and strong negotiating skills. Depending on how long it has been since you bought the home you are selling, you may need a bit of a refresher on the process. In any case, unless you have gone through buying and selling before, you will need a patient guide to get you from point A to point B. If you are among this group of home buyers, you will be best served by clicking SELLING A HOME AND BUYING ANOTHER HOME and going to the area that has information specifically prepared for you.
Investor – If you are in the market to purchase real estate as an investment, your needs are quite different than those that are purchasing property to be owner occupied. You face different challenges with financing and will be making business decisions rather than personal decisions. In most cases you will be seeking distressed properties. You may be looking to rehab and rent or rehab and flip. In either case, you will need the assistance of someone familiar with the vehicles you will use to complete the transaction successfully. If you are purchasing property for investment purposes, you will be best served by clicking INVESTOR and going to the area that has information specifically prepared for you.
Relocating to the DC area – If you are relocating to the Washington, DC area, you may fit one of the other categories as well as this one. The fact that you are moving to a new area increases the probability that you need lots of information about the area as well as assistance in your specific buyer category. In addition to the information pertinent to your type, it is important that you have a source of local knowledge. Traffic patterns, schools, shopping and life style choices all come in to play when you are moving to a new area. If you are relocating to the DC area, you will be best served by clicking on RELOCATING TO THE DC AREA in addition to the area that relates to your buyer category. Information has been prepared for those that are relocating to the area.
Seeking Vacation Property – If you are seeking vacation property, your needs will include access to information about the area you wish to purchase property. Whether you are considering the beaches on the Atlantic Ocean, a villa in Central or South America or a get a way in the mountains, you will need someone that can sort through the available information. It would be in your best interest to have someone that has contacts in the area that interests you and has the ability to protect your interests throughout the transaction. If you are considering purchasing vacation property, you will be best served by clicking SEEKING VACATION PROPERTY and going to the area that has information prepared specifically for you.
