Well hello there. You have been searching for a new home on-line. One of the sites you were using sent us a note, letting us know that you were looking and that you might need a little help. By now, you may have visited several sites that offer you the chance to view homes that meet your specific criteria. We would imagine, by now, you might be wondering … what do you do next?
You have probably realized that viewing listings on line can only accomplish so much.
There are some things that you need to know. Not all home search engines are the same. Some of them are up to date, but sadly, many of them have outdated information. All the information comes from the same source. The listing broker provides the listing information. Sites that pull that information have no requirement to update the information on a regular basis.
Regardless of where you see a home on line, the listing agent/broker represents the seller of the property. Contacting the listing agent/broker for more information may seem like a logical move, but they represent the seller and any information provided will be basic and presented in a favorable light for the seller. The listing agent/broker represents the seller and (in Maryland and DC) CAN NOT REPRESENT ANY ONE WISHING TO BUY THAT HOME.
Local law provides you with the right to have your own agent. You really should consider doing so. There is a reason that the law has been written.
Enough with the legalese … What comes next ?
You probably want to see the homes that seem to fit your needs. Here is where we come into play. We will review the homes that interest you and make sure they are what they seem to be. We will make the necessary arrangements for you to see them at a time that is convenient for you. We will meet, and you will follow us from one house to another. We will not require that you ride along with us. It is important that you have private time between homes to discuss the pros and cons. We do not want to influence your decision. Our job is to give you enough information that you can make an intelligent decision.
Once we have finished seeing the homes you have selected, we will sit and chat and go over your thoughts. If there is a home that you wish to purchase, we will assist you in beginning that process. If none of the homes seem to be right, we will assist you in continuing the search. If you wish to re-visit any homes, we will make arrangements.
Our job is to assist you in the process … assistance is a good thing.
